Manhattan
The Manhattan market showed clear signs of a bounce back with a month over month increase of 38% for contracts signed. Signed contracts were also up by 4% compared to the prior year. In fact, the amount was 12% higher than the 10 year average.
Price per square foot in the borough was up both annually and monthly thanks to a number of ultra luxury sales. However, it’s worth noting that without these sales, the average price per square foot would have actually declined by 4%.
Inventory improved but it was 7% below the 10 year average, and this resulted in a more competitive market for buyers. This was reflected in the negotiability factor which tightened to 2.3% below asking.
Brooklyn
Brooklyn saw a big uptick in deal activity compared to September. But sales were down by double digits (12%) compared to October 2024. This was the sixth consecutive month of annual declines for the borough.
Market challenges were also evident in the average price per square foot. It was up slightly compared to October 2024, but declined by 5% compared to the prior month.
Inventory improved both month over month and year over year. But it’s still quite below typical levels for the borough (down by 10%). And this meant buyers encountered quite a bit of competition which could be seen in the negotiability factor. It stood at 0.7% above asking for the month of October 2025.
We’re likely to see sales and inventory decline in line with typical seasonality. As the holiday season approaches, people usually put their searches on hold and sellers tend to pull listings from the market.
That being said, we may see more robust deal activity compared to 2024 due to lower interest rates. Brooklyn could be more of a surprise here compared to Manhattan, given the modest but steady improvements in inventory. But we’re not likely to see a breakout performance. Inventory simply remains too muted for the market to really rev up.
