Manhattan
Manhattan saw a clear slowdown in sales activity during the month of November. Contracts signed were down on both a month over month basis and an annual basis. Particularly notable was the month over month decrease – down by 22%. We do typically see a decrease in sales from October to November, but this was pretty steep by historical standards.
Inventory in the borough declined in line with seasonal trends, but was up slightly compared to the prior year. And price per square foot dropped slightly due to fewer high end luxury sales compared to the prior month and prior year.
The weakening in the market was also evident in the negotiability factor which stood at 3.9% below asking.
Brooklyn
Although the Brooklyn market didn’t have a particularly strong performance, things did look a bit better there than in Manhattan for the month of November. Contracts signed declined compared to October, which was in line with typical trends for this time of year. But sales were actually up compared to the prior year.
What accounted for the year over year improvement? It was likely due to improved interest rates and better inventory, which was up 7% compared to November 2024. Additionally, price growth was fairly moderate – up just 2% compared to October and flat compared to November 2024.
All that being said, things still tilted slightly in favor of sellers. The negotiability factor stood at 0.2% above asking price.
December can sometimes be an unpredictable month that turns up surprises. Sometimes activity can really fall off a cliff. But other times, there can be a last minute flurry of activity as folks scramble to lock up deals before the end of the year.
I think we’ll continue to see some declines in Manhattan. But we could see another surprising uptick in Brooklyn to finish out 2025.
