Key Points

Manhattan

Although most metrics trended downward, the stats for December 2025 for the Manhattan sales market weren’t actually bad. In fact, the market actually saw a relatively good showing.

Signed contracts were up on an annual basis and declined ever so slightly compared to November. This was a strong performance for the Manhattan market. The rate of contract signings was actually above the 10 year average for the month of December. So deal activity in the borough closed out on a strong note to end 2025.

The declines in price per square foot were a bit deceiving. They were caused by fewer condo, luxury, and new development sales compared to last year and the prior month. So when that happens, we’d expect to see a notable shift downward in average price per square foot.

Active listings declined month over month right in line with seasonality. But we did see an increase compared to 2024, so that was good news for buyers. But levels are still below what we typically see for this time of year based on historical averages.

Brooklyn

Things in Brooklyn looked pretty similar to Manhattan. The borough saw a much higher year over year increase in contracts signed, possibly spurred by lower interest rates which hit some of the lowest levels of 2025 to close out the year. But deal activity tumbled by a lot month over month – it was down by 29%.

Like Manhattan, the borough saw fewer new development, condo, and luxury sales, so price per square foot was unsurprisingly down on both an annual and monthly basis.

And while listings were higher than they were last year this time, that didn’t provide much relief for buyers. They were still down by double digits compared to the prior month. And levels stayed quite a bit below the 10 year average.

What’s Next

Buyers in Manhattan and Brooklyn can expect to see a notable uptick in listings for the month of January. It’s very common for sellers to re-list older properties with reduced prices. And it’s also common for new sellers to wait until after the holidays to list their properties. So buyers who haven’t looked in several weeks may want to hop online to see what’s out there. But they should keep their expectations in check. This is not the time of year when we see a huge jump. That usually doesn’t come until March.

I also think we’ll see some renewed deal activity thanks to lower interest rates. Buyers who have been circling may decide to finally try to lock something down. So I expect we’ll see some notable increases in signed contracts compared to December.
