Manhattan

Similar to February, March was also a bit of a mixed bag, bordering on underwhelming given that it was the start of the spring sales season.

Signed contracts had a big month over month jump, which was expected in line with seasonality. But they were down on an annual basis, disappointing industry expectations of an increase compared to the prior year.

The overall average price per square foot was down on both an annual and monthly basis. But this doesn’t necessarily reflect overall market weakness. At the moment, it probably reflects fewer sales at the higher end. We’ll need to see if this trend continues through spring before declaring something marketwide is going on.

Active listings were likewise a bit lackluster. They were up in line with seasonal trends compared to the prior month, but they were just a bit lower than last year this time, signaling that sellers were a little less enthusiastic about trying out the sales market.

Brooklyn

Brooklyn didn’t exactly have a stellar performance either during the month, but it was a bit better compared to Manhattan.

Like Manhattan, signed contracts saw a typical seasonal jump, but they slid by double digits compared to the prior year.

However, unlike Manhattan, the average price per square foot saw a sizable year over year gain and remained pretty stable month over month with just a 1% decrease. Brooklyn did see a solid number of luxury market sales in March, so that could have been behind this increase.

In encouraging news for buyers, active listings were actually up both year over year and month over month. However it’s worth noting that the overall distribution of new inventory hasn’t been even. We’ve been seeing big differences between neighborhoods and property types.

What’s Next for the Market

I think April might actually come in a bit underwhelming given all of the economic uncertainty that persisted throughout the month. When there’s major disruptions happening, people tend to understandably hit the pause button on major decisions like buying real estate.

Also, the market at the moment is very segmented. For example, the studio market in Manhattan is doing very different things from the 2 bedroom market which looks different from high end luxury. This is generally the case, no matter what happens with the market. It’s just that right now, it’s much more pronounced. And I expect that to continue into April.
