This was a bit of a ho-hum performance on the part of the Manhattan market. Not terrible. But just not very impressive.
Signed contracts were up slightly compared to March, which we’d expect in line with seasonality. But they were down a little bit on a year over year basis.
And even though the average price per square foot was up compared to the prior year, due primarily to more luxury sales, it was down compared to March.
In terms of inventory – things improved pretty solidly month over month, which again, we’d expect in line with typical seasonal trends. But there was a bit less selection compared to the prior year. So this signals that sellers weren’t that enthusiastic this year about putting listings onto the market. That was an understandable reaction given the rise in interest rates that we saw throughout the month.
In Brooklyn, things looked a bit better in the borough compared to Manhattan. Signed contracts were still down compared to the prior year. But they had a double digit increase compared to March, in line with seasonality.
Price per square foot was up modestly compared to March but really increased compared to last April. This was likely due to more sales at the higher end of the market lifting the overall average.
While inventory still trended below typical 10 year averages, there was some good news for buyers. We saw increases year over year and month over month by meaningful amounts. The caveat – those increases weren’t evenly spread across property types and neighborhoods. So while some areas and apartment types saw a healthy influx of listings others remained pretty tight on inventory.
I have a feeling May might play out similarly to April, where we’ll see some typical seasonal month over month increases but declines on a year over year basis, especially when it comes to signed contracts. Interest rates keep creeping higher, and that’s likely to continue at least modestly for a little bit. So this may keep a lid on activity in terms of new listings and new buyers heading into the market. We may also see a bit of a slow down towards the end of the month due to the Memorial Day holiday which typically signals a shift from the busier spring sales season to the quieter summer season.
