Contracts signed were down slightly month over month in the borough. This is something that we typically expect to see this time of year, as the sales market tends to slow down a bit in the summer. But the strong year over year increase of 13% indicates that the market may be stronger than it was last year this time.
June inventory provided more evidence of that. Inventory increased compared to May but it was lower than it was this time last year. And that may mean a somewhat more competitive market compared to what buyers were seeing back in 2025.
Price per square foot was down compared to the prior year, but it saw a solid uptick compared to the prior month. This was mostly due to more higher priced listings being sold. But essentially, prices are just holding steady in the borough.
Brooklyn may be seeing the initial signs of an improving sales market if June trends continue.
The most obvious indicator was signed contracts. We expect signed contracts to decline once June hits. But Brooklyn saw an impressive increase in inked deals compared to last year – up 11%.
Prices were in an inverse situation compared to Manhattan. They were down compared to May but up compared to last June. So more or less steady, but the annual gain reflected more marketwide strength.
The inventory situation is what’s most promising if it holds going forward. Listings declined ever so slightly compared to May, but they were up 8% year over year. This was good news for the Brooklyn market which has been plagued by a chronic undersupply for a few years now. The market overall is still at pretty low levels. But there’s been a steady, sustained increase as of late.
July could be a month of surprises. The spring sales season seems to have shifted to kicking off later in the year than usual. So it stands to reason that it would taper off later than usual. So while I think we’ll see some month over month declines compared to the prior month, I think we may see some very good annual gains. And in Brooklyn, it’s possible the market momentum might even be a bit more sustained than that. That may just be me being overly optimistic. We’ll have to see how it all plays out once the numbers are in.
