NYC Rental Market Update May 2026

Here’s a quick snapshot of the NYC rental market for May 2026, with a focus on Manhattan and Brooklyn. You can view stats from the previous month here.

Summary

The lack of inventory and rising prices may finally be catching up with the Manhattan rental market, if the month of May is any indication.

Leasing activity was down both year over year and month over month – an unusual development for this time of year. While a year over year decline isn’t out of the ordinary, a month over month decline this time of year is. May is one of those months where we typically see increasing leasing activity.

As I’ve already alluded to – prices and inventory were the culprits behind the decline in signed leases.

Prices climbed to historic highs, notching increases on both a monthly and an annual basis.

Meanwhile inventory tanked compared to the prior year. But this is also reflecting the absorption rate – meaning, the rate at which listings get taken off the market due to signed leases. Due to the overall low levels of inventory, renters were especially inclined to snap up whatever listings were available, thus contributing to the overall decline.

Brooklyn saw a similar dynamic to Manhattan. Lease signings were down on an annual and monthly basis due to the continuing increases in prices and steadily declining inventory.

In fact, rents likewise notched record highs in the borough, coming in at over $4,300. While the wave of new developments in areas like Gowanus, Fort Greene and Downtown Brooklyn pushed that number upwards, a good portion of this was true marketwide price growth.

The borough likewise saw a decline in year over year inventory. But unlike Manhattan, Brooklyn saw a bigger month over month jump in inventory. Part of this was the previously mentioned new development. But it’s also a sign that renters in the borough may be more willing to try their luck with finding a new spot compared to Manhattan.

What’s Next?

I would be surprised if we saw month over month declines again for the month of June. We should see month over month increases because that’s when rentals really get going in the city. But a month over month decline is within the realm of possibility, especially if more renters decide to stay put rather than try to engage with what is an increasingly difficult rental market.

As far as year over year changes – I think a decline is quite likely. The market is so much tighter than it was last year this time. I am slightly hopeful for Brooklyn renters, given the solid month over month boost we saw for May. I’m hoping that will continue into June. I have less optimism for Manhattan, but it would be great to be proven wrong here.

What to Expect as a Renter

Competition will continue to heat up as summer nears and more leases come up for renewal. Some renters may stay put in order to avoid the tougher market. But if the past is an accurate indicator this year, there will be more people on the hunt compared to prior months. So renters in both boroughs should expect a very competitive market.
