It looks like the late season year over year momentum that the Manhattan market enjoyed is finally out of steam. Signed contracts were down compared to last year and they were down by double digits compared to July. August does tend to be one of the slowest months of the year for signed contracts. But this was still a pretty steep decline compared to past years.
Inventory likewise followed suit and likely had a role in the lower rate of deal activity. Listings were down sharply year over year and month over month. So with fewer options to choose from, it’s not surprising more buyers chose to put their searches on hold.
Coop prices took a small tumble but condo prices saw a small increase thanks to some higher end luxury sales which bolstered numbers.
Brooklyn also saw a slowdown in contract activity on both an annual and monthly basis. However, it was much more muted compared to Manhattan. This decline is typical of seasonality. But the year over year decrease was a bit surprising given how strongly the market performed in July.
Even though listings declined compared to the prior month, buyers had some reason to be a little happier. Inventory levels were far higher than they were last year this time, by more than 20%. Considering that August is usually the slow season for listings, this may augur well for the upcoming fall season.
There was some modestly good news for sellers regarding prices, with both coops and condos increasing a little bit compared to last year this time. But that was likely due to more expensive listings selling and not so much rising prices across the market.
September tends to be the absolute lowest point in the year for signed contracts. And that’s even more likely to be the case with the Labor Day holiday occurring so late in the year plus climbing interest rates. But buyers will be happy to know that September is also one of the highest listing activity months of the year. It can often outperform March and April. So if you’ve put your search on hold due to lackluster inventory, now may be a great time to start the search up again.
