Let’s get this journey started off on the right foot! Here’s what you need to do next.
1 – Download My First Time Buyer Guide
This guide will take you step by step through the process of buying a home so that you’ll understand what to expect from start to finish.

While it would be super helpful for you to read the whole guide, it’s not entirely necessary. In fact, there’s some parts you can skip over.
For example – if you’re already clear on what neighborhoods you want or what type of apartment you want, there’s no need to read the sections about that. You can also skip the “Should You Buy” and “How to Prepare to Buy” sections as well 😉 We’ve also already covered the differences between co-ops and condos, as well as co-op financial requirements. So you can just reference those sections later on as needed.
I do recommend reading these sections when you have a moment:
- Real Estate Agent, Mortgage Broker and Attorney – What Are Their Roles?
- Are You Really Game for a Fixer-Upper? (if you think you might be open to renovations)
- Building Policies – Why They Matter
And if you’ll be receiving financial assistance, you should also read “Co-Purchasing, Gifting and Guarantors – Your Guide to Purchasing With Assistance.”
2 – Get Pre-Approved
Reach out to a mortgage professional to get yourself pre-approved. Remember – this is different from pre-qualification. For pre-approval, your mortgage professional is going to need to verify all of your financial information and check your credit.
You can start with your primary banking institution. But you should reach out to more than one lender so you can see what kind of rates and special programs they may offer or participate in (remember SONYMA??).
